On a low-slope commercial roof, wind does its damage by getting underneath. Once it lifts an edge or opens a seam, the uplift pressure across the whole field of the membrane rises sharply, and what began as a detached corner can become an unzipped section in a single storm. The building below rarely shows a symptom until the next rain.
It starts at a perimeter, not in the middle
Membrane roofs are engineered against uplift, and that engineering lives at the edges: the termination bar, the coping, the corner fastening pattern. Wind exploits whichever of those has aged, been penetrated, or was never fastened to spec. Everything after that is consequence.
Membrane Lift and Billowing
A single-ply that flutters or billows in wind has already lost adhesion or fasteners somewhere. Left alone, each storm enlarges the detached area until a seam gives way.
Opened Seams and Terminations
Seams and wall terminations are where two pieces of a waterproof system meet. Thermal cycling has been working on them for years; wind is what finally opens them.
Displaced Coping and Edge Metal
Coping caps and edge metal take the highest uplift on the building. When a section shifts it stops protecting the parapet, and water enters the wall assembly rather than the roof.
Rooftop Equipment and Debris
HVAC panels, condenser covers and unsecured materials become projectiles in a monsoon gust. Punctures from debris are among the most common findings after a storm, and the smallest to miss.
Stabilize first, document properly, then repair
For a commercial building the sequence is driven by two clocks: how long until the next rain, and what the insurer and the landlord will need in writing.
1. Emergency stabilization
If the membrane is open we secure it the same day. Temporary work is done so it does not have to be undone — no repairs that a permanent fix has to cut back out.
2. Full roof assessment
Every section, penetration, seam and edge, plus a moisture check where uplift is suspected. Wind damage in one corner frequently coincides with saturation somewhere else.
3. Documentation package
Photographs, locations, cause and recommended scope, in a form you can hand to an insurer, a property manager or a landlord without translating it first.
4. Repair around your operations
Sectioned so occupied areas stay dry and accessible, with noisy phases scheduled outside business hours where your timetable requires it.
Repair the damage, or address the cause
- If the fastening pattern met spec and one storm exceeded it, a repair is the right answer.
- If wind found an edge that was already failing, repairing only the visible damage guarantees a repeat next season.
- If moisture has tracked into the insulation, coating over it traps the water and you pay twice.
- If the membrane is near end of life anyway, a storm claim may be the moment to replace rather than patch.
