Desert Ridge went up quickly and largely between the late 1990s and the mid 2000s, so the roofs here share a birthday. That is the defining fact for owners: whatever your neighbor is dealing with, you are probably two years from dealing with it too. Tile underlayment across this whole area is now in the window where it stops being new and starts being the thing that fails.

It is also heavily HOA-governed, which cuts both ways. Design guidelines mean a repair has to match, and common-area roofs mean boards are making decisions for buildings they do not individually own. The Desert Ridge reviews worth reading usually involve someone getting a straight answer about timing — this year, or three years from now.
The roofs we actually see in Desert Ridge
Concrete tile over felt from the build-out years, on two-story homes with moderately complex geometry and small flat sections over entries, patios and garages. Newer infill closer to the 101 is younger and mostly still on original materials with life left. HOA-managed common buildings and ramadas add low-slope area that tends to be forgotten until it leaks.
What damages them here
North Phoenix takes monsoon storms with real wind, and Desert Ridge subdivisions sit relatively exposed with landscaping that has still not fully matured. Tile displacement and ridge damage are the routine post-storm calls. Sun exposure on unshaded second-story elevations is severe, which is where underlayment gives out first.

Three houses on my street have been re-roofed. Am I next?
Possibly, but not automatically. Homes built the same year with the same tile can be years apart in condition depending on orientation, shade and how carefully the original flashing was done. What settles it is lifting tile in a few representative places and photographing the felt underneath. That takes an hour and tells you where you actually stand.
Does the HOA need to approve a repair?
For anything visible, usually yes, and the practical issue is matching tile profile and color. We identify what your guidelines require before ordering material, and where an exact match is not available we place original tile on the visible elevations and the replacements where they are not seen.
