A crew knocked on my door after the storm. Should I use them?
Be careful. After every monsoon, out-of-state crews work Gilbert streets door to door, and the pattern is familiar: a quick verbal quote, pressure to sign an insurance assignment, work done fast, and nobody to call the following year. Check the AZ ROC license number, ask who honors the warranty in 2030, and get the findings in writing with photographs before you agree to anything.
Half my street is getting new roofs. Do I need one too?
Possibly, but age alone is not a diagnosis. Homes built in the same year with the same tile can be in very different condition depending on orientation, tree cover and how well the original flashing was done. An inspection that lifts tile and photographs the underlayment tells you where yours actually stands.
