On a pitched roof, gravity does most of the work. On a low-slope roof, gravity is barely interested, and every seam, drain, and flashing detail has to earn its keep. Choosing the System

Three good materials. One right answer for your building.

Any contractor can name the three membranes. The useful question is which belongs on your roof, given the equipment mounted up there, the way the water currently moves, and what the last crew left behind. We answer that after we have been on the roof, never before.

What follows is the plain version — no brochure adjectives, just what each system is actually good at.

TPO — The Desert Workhorse

A bright white surface that reflects sunlight instead of drinking it, with heat-welded seams that fuse into one continuous sheet. For a garden-style community trying to hold down summer cooling load, this is usually where the conversation starts.

PVC — When Grease and Chemicals Are in Play

Chemically tougher than TPO and the better pick near kitchen exhaust, clubhouse vents, or anywhere restaurant grease reaches the roof. Also heat-welded, also reflective, and notably resistant to the things that quietly eat other membranes.

EPDM — The Old Reliable

Rubber. Flexible in cold, forgiving of building movement, and with a track record measured in decades. Its dark surface absorbs heat, so in Phoenix we specify it deliberately rather than by default — usually where its flexibility matters more than its color.

Drainage — The Part Nobody Sells You

A perfect membrane over bad slope is a swimming pool with a warranty. We correct drainage with tapered insulation, add or relocate drains, and clear the scuppers — because the roof that sheds water is the roof that lasts.

How We Install

Find the water first. Then build the roof.

Most flat roof failures are not material failures. They are detail failures — a seam, a penetration, a drain nobody flashed properly. So we spend our attention there.

Core Cut & Survey

We cut into the existing assembly to see what is actually under the surface. Wet insulation, buried layers, rusted deck — all of it changes the plan and the price, and all of it is better known now than discovered mid-project.

Correct the Slope

Where water stands, we build the roof back to positive drainage with tapered insulation and proper drain placement. This is the step that separates a twenty-five year roof from a seven-year one, and it is the step most bids leave out.

Weld, Flash & Test

Seams are heat-welded and probed. Every curb, pipe, and HVAC penetration gets flashed by hand. Then we walk it with you, hand over the warranty documents, and set a maintenance interval so it stays that way.

The Payoff

A white roof pays you back every August.
