There is an old habit in this business of throwing away roofs that still had life in them. A tear-off is dramatic, expensive, and occasionally necessary — but not nearly as often as it gets sold. Spray polyurethane foam goes on as a liquid, rises into a solid, and seals your existing roof under one continuous blanket with no seams for water to find. Then a reflective coat goes over the top and starts sending Arizona's sunlight back where it came from.

Almost every leak you have ever paid for started at a joint. A lap, a fastener, a flashing around a vent pipe — somewhere two things met and eventually stopped agreeing. Foam does not have that vocabulary. It is sprayed as one continuous surface that rises up parapets, wraps curbs, and self-flashes around every penetration on the roof.
The second advantage is subtler and shows up on the utility bill. Most roofs sit on top of insulation. A foam roof is the insulation — a continuous layer with no gaps at the joists, no compressed batts, no thermal shortcuts. In a climate where the roof deck can pass a hundred and sixty degrees, that matters to everyone living under it.
Insulation and Waterproofing at Once
One material does both jobs. The foam seals the building and insulates it in the same pass — which is why top-floor units get noticeably more comfortable and the air conditioning stops working quite so hard to keep them that way.
It Fixes Your Ponding Problem
Foam can be sprayed thicker in the low spots. That means the standing water that has been quietly destroying your roof for years can be filled and sloped toward the drains — a genuine correction, not a patch over the symptom.
Renewable Instead of Disposable
When the topcoat ages, you recoat — not re-roof. The foam underneath keeps working. A roof you can renew every decade or so for a fraction of replacement cost is a very different line on a capital plan.
Lighter on Residents
No tear-off means no jackhammering above someone's bedroom, no debris chutes, no dumpsters eating the parking lot for weeks. Applied over a sound existing roof, it is among the least disruptive things you can do to an occupied building.
Foam is unforgiving of shortcuts. So we don't take any.
Sprayed onto a dirty, damp, or unsound surface, foam will fail and take your money with it. Preparation is most of the job, and the part worth paying for.
Test for Trapped Moisture
We core the existing roof to find wet insulation. Anything saturated comes out. Spraying a sealed blanket over trapped water does not solve a problem — it preserves one, permanently, which is worse than doing nothing.
Clean, Dry & Spray
The surface is cleaned and must be genuinely dry. Then our crews watch the weather and the wind, and apply the foam at consistent thickness — building up the low areas so water runs to the drains instead of pooling.
Coat, Inspect & Schedule the Recoat
The elastomeric topcoat goes on at specified thickness — it is the only thing standing between UV and your foam. We document the work, then set the recoat interval so the system gets renewed on time rather than after it fails.
Recoat at ten years. Or replace at twenty. Choose.
Here is the choice, plainly, where nobody can miss it. The tear-off path means buying a whole new roof every couple of decades, with all the noise and dumpsters that involves. The foam path means one installation, then a recoat every ten to fifteen years at a fraction of replacement cost — indefinitely. Same building. Two very different thirty-year numbers.
