Water is patient and it is a liar. It comes in through a failed seam near a parapet, runs twenty feet along a joist, finds a light fixture, and drops into a living room that has nothing wrong with the roof above it. So a crew goes up, patches the spot over the stain, collects the check, and everyone feels better for about a month. Then it rains again. We find where the water enters. That is the whole job, and most of the skill.

Why Leaks Repeat

A leak that comes back was never found.

Property managers develop a weary familiarity with the three-visit leak. Somebody patched. It rained. Somebody patched again. By the third round the tenant has stopped being polite and the file has a small stack of invoices in it, none of which bought a solution.

The cause is nearly always the same: the repair was aimed at the symptom. On a large multifamily roof there may be a dozen plausible entry points within thirty feet of a stain — a pipe boot, a curb, a lap seam, a drain, a wall termination. Guessing among them is not diagnosis. We work from the water's path backward until we find where it actually starts.

Systematic Diagnosis

We inspect the roof above and around the stain, examine every penetration and termination in the water's likely path, and where it helps we test with controlled water to confirm the entry point before anyone opens a bucket of sealant.

Emergency Stabilization

When water is actively coming through over occupied units, first priority is stopping it. We dry-in, divert, and protect the interior immediately — then come back and do the permanent repair properly, in daylight, on a dry roof.

We Fix the Ceiling Too

Stopping the leak leaves a stained, swollen ceiling and an unhappy resident. Our crews repair the water-damaged drywall, match the texture, and repaint — so the unit is genuinely whole again, not merely dry.

Documentation for Claims

Photographs of the entry point, the roof condition, and the interior damage — assembled the way an adjuster expects to receive it. If the loss is claimable, weak documentation is an expensive reason to lose it.

Immediate stabilization to protect the units below — temporary dry-in, diversion, and interior protection. Nothing about this step is the final repair, and we will always tell you that plainly.

Trace It to the Source

We work backward along the water's likely path, checking penetrations, seams, flashings, drains, and walls. Where the answer is ambiguous, we water-test until it is not. You get photographs of what we found.

Repair & Restore

The entry point is repaired to a proper detail, not smeared with mastic. Then we repair the damaged drywall below, clean up, and tell you honestly whether the surrounding roof has more of the same coming.
