Tile Looks Permanent. The Roof Underneath It Isn't.
Tile, clay, and standing seam metal for townhome & garden-style communities
Here is the thing almost nobody tells an owner: the tile on your buildings is not keeping the water out. It is armor — it takes the sun, the hail, and the heat. The waterproofing is a layer of underlayment hidden beneath it, and in Arizona that layer bakes for twenty-odd years and then quietly quits. The tile above it still looks handsome from the parking lot. Meanwhile a resident on the top floor is watching a stain spread across her ceiling.
The tile outlives the roof by thirty years.
Concrete and clay tile are close to immortal. They will sit on your buildings for half a century looking essentially the same as the day they were set. That durability is genuinely valuable — and it is also what makes tile roofs so easy to neglect, because the part that fails is the part you cannot see.
This produces a peculiar kind of surprise for boards and owners. Nothing looks wrong. There is no missing shingle, no visible sag, no obvious wound. Then three units start leaking in the same season, and it turns out the raincoat under the armor dissolved years ago. The fix is rarely new tile. The fix is new underlayment, and the old tile going right back on top.
Tile Lift & Relay
We remove your tile by hand and stack it, replace the failed underlayment underneath, and set the same tile back down. New waterproofing, original appearance, and no bill for fifty thousand pieces of tile you already own.
Standing Seam Metal
Fasteners hidden beneath raised seams, so there are no exposed screws to back out and weep. It sheds a monsoon downpour fast, stands up to wind, and can carry a reflective finish that helps with the August cooling load.
Broken Tile Replacement
Tiles crack — from foot traffic, hail, and the occasional falling branch. Each break is an opening. We replace broken pieces and match the profile, so one cracked tile does not quietly become a bedroom ceiling repair.
Valleys, Flashing & Penetrations
Pitched roofs leak where planes meet and where things poke through. Valleys, headwalls, chimneys, and vent stacks get the detailed attention they need — because that is where the water goes looking for a way in.
Take it apart carefully. Put it back better.
A lift-and-relay lives or dies on how much tile survives the handling. Rushed crews break tile they should have saved, and every broken piece is money out of your budget.
Inspect Beneath the Tile
We pull tile in representative areas to see the true condition of the underlayment and decking. That is the only honest way to know whether you are looking at a repair, a section, or the whole building.
Remove, Stack & Re-Deck
Tile comes off by hand and is stacked for reuse. Damaged decking is replaced, then new underlayment goes down with proper laps and flashing at every valley, wall, and penetration.
Relay, Detail & Clean
Your tile goes back on, broken pieces swapped for matched replacements. We finish the ridges and hips, sweep for debris and nails, and hand over the documentation with your warranty.
Buy the raincoat. Keep the armor.
It is easier to fool a man than to convince him he has been fooled — and no one in roofing gets fooled more often than the owner sold all-new tile when the tile was fine. Replacing underlayment beneath sound tile restores the roof completely, preserves the community's appearance, and costs meaningfully less than tearing off perfectly good material.
- New waterproofing without new tile cost
- Community keeps its original look
- Decking repaired while it is exposed
- Valleys and flashing brought up to standard
- Warranty options up to 30 years
We will tell you when the tile can stay.
There is more money in selling you a full tile replacement, and that is exactly why the recommendation deserves scrutiny. We assess what is actually failing and quote the work that fixes it — sometimes that is a lift-and-relay on three buildings, sometimes it is a hundred cracked tiles and a valley. Our crews handle tile every week across the Southwest and know how to move it without destroying it.
We serve the entire Phoenix metro and beyond:
Find out what's under your tile.
Tell us about your community and we will look beneath the tile at the layer that actually matters, then tell you plainly what needs doing — no pressure, no games.
- Free, no-obligation underlayment inspection.
- Lift-and-relay quoted against full replacement.
- Building-by-building priorities for your budget.
