Peoria Roofing Reviews: Tile, Shingle and Straight Answers
Peoria stretches a long way north, and the further north you go the newer the roof. Vistancia and the communities above the 303 are young enough that most roofs are still on their original underlayment with years left. Central and southern Peoria is a different story: 1980s and 90s subdivisions where tile underlayment is now the oldest working part of the house, plus a stock of older homes near old town with low-slope sections added over the decades.

North Peoria is predominantly concrete tile on relatively young underlayment, often with small flat sections over entries and patios. Central Peoria carries the 1980s-90s mix of tile over aging felt and architectural shingle at or past end of life. Older pockets near old town include low-slope roofs and additions where two systems meet, which is where the leaks concentrate. Newer communities also have a meaningful amount of HOA-managed common-area roof.

Peoria sits where monsoon storms coming up the valley still have real force, and exposed north Peoria subdivisions with little mature landscaping take wind directly. Tile displacement after a storm is the common call. Heat exposure is severe on the west-facing elevations of homes with little shade, which is where shingle failure shows first.

Yes. We inspect every roof in scope, photograph conditions, rank them by actual risk rather than age alone, and give the board a written sequence with estimated costs by year. That document is what lets a board budget reserves properly and hand something coherent to the next board.
My roof is only ten years old and a tile slipped. Is that a defect?
Usually not a defect — more often a fastening or wind-exposure issue at a specific spot rather than a problem with the roof as a whole. A single slipped tile is a cheap fix if it is caught before the exposed underlayment bakes and cracks. Left through a summer, the repair grows.
