How long should a roof last in Phoenix?
Less than the box it came in claims. Concrete tile itself can outlive the house, but the underlayment beneath it — the layer actually keeping water out — typically gives up between 15 and 25 years in this heat. Asphalt shingles rated for 30 years commonly need replacing closer to 18. Foam roofs last decades if recoated on schedule and fail quickly if they are not.
My ceiling stained in August but it has not rained. Why?
Usually a condensation or HVAC problem rather than the roof, and in Phoenix that distinction matters because the fix is entirely different and much cheaper. A leak that appears without rain points at an air handler pan, a sweating duct, or an evaporative cooler line. This is exactly the sort of call where a free inspection saves you from paying for roof work you do not need.
Should I recoat or replace my flat roof?
It depends on what is under the coating. If the membrane or foam is sound and dry, recoating buys another eight to twelve years for a fraction of a replacement. If moisture has already tracked into the insulation, a coating traps it and you pay twice. A moisture probe or infrared scan answers this in an hour, before anyone quotes.
