Sometimes you need a tear-off. Sometimes you don’t.

Plenty of roofers quote a full tear-off because it is the biggest number they can write. We would rather tell you which job your house actually needs. Here is the honest difference between stripping a roof to the deck and installing over what is already there.

Complete Tear-Off

Everything comes off

Tile or shingles, underlayment, fasteners, flashing, and drip edge all removed down to bare decking. The deck gets inspected, repaired where needed, then re-covered with new underlayment and a new roof system.

Overlay / Re-Cover

New goes over old

A new layer installed on top of the existing roof. Cheaper and faster because there is no removal and no disposal — but nobody sees the deck, and any existing problem stays sealed in underneath.

  • Only viable on a sound, dry, flat existing roof
  • Hides rather than solves decking damage
  • Adds weight the structure was not designed to carry
  • Usually shortens the life of the new roofing

The middle path: if you have concrete tile in good condition, you may not need new tile at all. Once the Deck Is Exposed

This is what a tear-off actually finds.

Every one of these is invisible from the ground, invisible from the attic, and invisible to an overlay. They are the reason a tear-off is worth what it costs.

Rotten & Delaminated Decking

Sheathing that has been quietly wet for years goes soft, separates, and stops holding fasteners. New roofing screwed into failing wood does not stay put. We replace it before anything else goes down.

Failed Underlayment

In Arizona the tile usually outlives the felt beneath it by decades. Underlayment is the layer genuinely keeping water out, and once it is brittle and cracked the roof is done regardless of how the tile looks.

Improvised Flashing

Roof-to-wall tie-ins, valleys, and penetrations patched with sealant instead of metal by whoever was cheapest. Caulk is not flashing. It fails, and it usually fails where the water concentrates.

Stacked Layers

Two and sometimes three roofing systems piled on top of each other by previous owners. Extra dead load the framing never accounted for, and a code problem the moment anyone pulls a permit.

Abandoned Penetrations

Old swamp cooler curbs, dead vents, and pipe boots for equipment nobody has used in twenty years. Each one is a hole somebody covered instead of closing properly.

Damaged Battens & Fasteners

On tile roofs the battens holding everything in place split and pull loose over decades of thermal movement. Relaying tile onto bad battens simply moves the failure a few years down the road.

The Tear-Off Process

How a replacement actually runs.

Three to five working days for most Phoenix homes. You will know the schedule before we start, and you will know what changed if we find something once the deck is open.

Protect & Strip

Landscaping, pool, walls, and windows get covered before anything comes off. Then the old roof comes off completely — tile stacked or dumpstered, shingles and underlayment down to bare wood, fasteners pulled.

Inspect & Repair the Deck

With the sheathing exposed we walk it, mark anything soft or delaminated, photograph it, and show you before we replace it. Fascia and any framing damage gets addressed at the same time.

Build the New System

New underlayment, new metal at every valley, edge, and penetration, then the new roofing itself — tile, shingle, or foam. Flashing is metal, not sealant. Every detail is installed to manufacturer spec so the warranty holds.

Clean & Verify

Debris hauled, driveway and yard swept and magnet-rolled for nails, final walkthrough with you on the ground. Permits closed out, warranty issued in writing.

What is a roof tear-off?

A roof tear-off is the complete removal of every existing roofing layer — tile or shingles, underlayment, fasteners, and flashing — down to the bare wood decking. Once the deck is exposed we can inspect it, replace any damaged sheathing, and build a new roof system from the structure up. The alternative, an overlay, installs new roofing on top of the old. A tear-off costs more up front because of the labor and disposal, and it is the only approach that lets anyone actually see and correct the condition of the deck underneath.

Do I need a full tear-off, or can I just go over the old roof?

It depends on what is up there. Arizona code generally allows a limited number of roofing layers, so a house already carrying two is a tear-off regardless. Beyond that, an overlay only makes sense when the existing roof is flat, sound, and dry, and the decking underneath is known to be in good shape. If there is any sign of soft decking, trapped moisture, or a previous layer that was installed badly, going over it simply hides the problem and shortens the life of the new roof. We will tell you honestly which situation you are in.

How long does a roof tear-off and replacement take?

Most Phoenix homes are done in three to five working days. A straightforward shingle roof can be torn off and replaced in two or three; concrete tile takes longer because the tile has to be removed and handled by hand, and a complex roofline with many valleys, dormers, or levels adds time. If we open the deck and find rotten sheathing, replacing it adds a day or so. We give you a realistic schedule before we start rather than an optimistic one.

Can you reuse my existing tile instead of buying new?

Frequently, yes, and it saves a considerable amount. Concrete tile often outlives the underlayment beneath it by decades. If your tile is sound we can lift and stack it, tear off and replace the waterproofing underneath, then relay the original tile — which keeps the look of the house and cuts material cost substantially. Expect some breakage, so we source matching replacement tile for the difference.

What happens if you find rotten decking during the tear-off?

We photograph it, show you, and price the sheathing replacement before we proceed. Damaged decking is the single most common surprise in a tear-off and it is precisely the reason a tear-off is worth doing — it cannot be found any other way. We do not treat it as an opportunity to inflate the invoice. You see what we found and what it costs to make it right.

Do you handle permits and haul-away of the old roof?

Yes, both. We pull the permits your municipality requires, and the dumpster, tear-off debris, old fasteners, and disposal fees are part of the job — not an extra line item that appears later. We keep the site clean daily and run a magnet over the driveway and yard before we leave.
