SURPRISE · MARICOPA COUNTY
Surprise Roofing Reviews From Homeowners and Communities
Surprise grew from a small town to a city of well over a hundred thousand in about two decades, and its roofs are mostly a record of that single building boom. Enormous numbers of homes went up between the late 1990s and 2008, which means an enormous number of roofs are arriving at the same maintenance point simultaneously. Sun City Grand and the other active-adult communities add a large stock of homes on fixed retirement budgets, where an unnecessary replacement is a genuine hardship rather than an annoyance.

That shapes how we work here. The most useful thing we can do in Surprise is often to tell someone their roof has five good years left and what to watch for, rather than sell them a roof today. Reviews from Surprise customers frequently mention exactly that — being told to wait.
The roofs we actually see in Surprise
Surprise is dominated by concrete tile over felt from the boom years, with architectural shingle in some subdivisions and a share of flat-roofed casitas and patio additions. Active-adult communities tend toward single-story homes with simple roof geometry, which makes inspection straightforward and repairs relatively inexpensive when caught early. Newer growth north and west is young enough to be in warranty territory.
What damages them here
Open West Valley terrain with little mature tree cover means full sun exposure and unobstructed wind. Underlayment ages fast on unshaded roofs, and monsoon gusts crossing open desert hit these subdivisions harder than they hit sheltered older neighborhoods closer to the city. Dust is a constant, and it accumulates in valleys and around penetrations where it holds moisture after a storm.
We work throughout Surprise, including Sun City Grand, Marley Park, Sierra Montana, Ashton Ranch and Asante. For the full picture of what we do locally, see our Surprise roofing page.

I have to say, American Roofing has an incredible team of people working for them. Having a dedicated representative like Cameron looking after me has been a true pleasure. While the entire team is outstanding and highly professional, Cameron stands out as our go-to guy. There’s nothing he can’t handle on the fly, and he always takes the time to answer all of our questions with patience and expertise. Highly recommend!
I had an absolutely fantastic experience working with Jose Ernesto Alvarez at American Roofing and Waterproofing. Jose is a baller at what he does, extremely knowledgeable, professional, honest, and genuinely great to work with. From the beginning, Jose took the time to actually educate me about my roof instead of just trying to sell me something. He explained what he was seeing, what needed to be addressed, why it mattered, and what my different options were. Roofing can be confusing when you don’t deal with it every day, but Jose made the entire process easy to understand and made sure I felt confident about the decisions I was making. What impressed me most was his knowledge and attention to detail. You can tell he really knows roofing and takes pride in doing things the right way. He answered all of my questions, communicated throughout the process, and never made me feel rushed or pressured. I felt like I was dealing with someone who actually cared about the quality of the work and making sure I was taken care of. The roof turned out amazing, and I couldn’t be happier with the experience. Everything was handled professionally, and the quality of the finished product speaks for itself. If you’re looking for someone who is knowledgeable, trustworthy, easy to communicate with, and will actually take the time to explain what your roof needs, ask for Jose Ernesto Alvarez at American Roofing and Waterproofing. He did an incredible job, and I would absolutely recommend him to friends, family, or anyone needing roofing work. 10/10 experience. Jose is the man!

Questions Surprise customers ask
I am on a fixed income. Will you tell me if I can wait?
Yes, and we would rather tell you that than sell you something you do not need. Plenty of inspections here end with a photograph of a roof in decent shape, a note about the two spots worth watching, and no invoice. A roof that needs replacing in four years is a very different financial decision from one that needs replacing now, and you deserve to know which you have.
Everyone in my community got a flyer about roof damage. Should I be worried?
Treat mass flyers with caution, particularly in active-adult communities, which get targeted specifically. Storm damage is real and worth checking after a significant monsoon, but the check should be an inspection with photographs you can see, not a verbal claim followed by paperwork to sign.
