My flat roof has been patched several times. Is another patch worth it?

That depends on what the patches are covering. Layered patchwork often hides saturated insulation or soft decking, and adding another layer over wet material guarantees you pay again. A moisture survey tells us whether the assembly is dry enough to justify a repair and a recoat, or whether the wet sections need cutting out first. Either way you should see the evidence, not just the quote.

Do you work on rental and student housing?

Yes, and we are used to the constraints — tenants in place, limited notice, and owners who need the work documented for their records. We photograph conditions before and after, which matters when the person paying for the roof is not the person living under it.
